The Sarasota real estate market started 2015 at a record setting pace. And according to the March 2015 real estate report, it doesn’t look like it will be slowing down anytime soon. That of course is welcome news for Sarasota County.
In March alone closings rose by 14.3% over this same time just one year earlier. But that’s not all, real estate transactions also rose in March 2015 by 43.5 percent. In that same month close to 800 single family homes closed.
So the million dollar question is what’s driving this growth? The main factor is the average sale price of homes. Currently the price of a single family home is up almost 10 percent from March 2014. Condo prices are also on the rebound and are up 5.8 percent since last year.
In March 2015 Sarasota County had 1,126 pending home sales. That’s impressive being that the total inventory was 1,686.
Stafford Starcher, president of the Association, calls these numbers “fantastic”. He believes these numbers point to optimism for the Sarasota real estate market.
Starcher suggests always looking at history as your guide. While you may see strong monthly sales throughout the summer months, you can expect things to slow down as it gets closer to the end of the year.
This is completely expected and nothing to be alarmed about. The silver lining in all of this is the drastically lower number of foreclosures and short sales during the month of March.
Starcher sees real estate sales in the distressed category dropping back down to 3 percent in the near future. Until then, the real estate market is expected to continue to recover. If you’re looking for fun for the entire family, the 31st annual Sarasota powerboat grand prix festival which begins on the last weekend of June and goes through the July 4th holiday. The Dolphin Tower in Sarasota may be reopening this summer. After being forced out five years ago due to severe structural problems, the owners are finally being given the OK to move back in this summer. The building consists of 116 residences and the building is around 41 years old.
Sizable special assessments have been completed and occupancy is within sight. The prices of the units are out of the bargain basement levels from 2012 and 2013 and all the condo board has confirmed all of the structural work is completed. Here is a look at what to know about the Dolphin Tower’s status.
What took place?
No occupancy permit was issued by the city yet but chairwoman Charlotte Ryan of the condo board believes that residents should be back home by the end of June. Residents were forced out of the condo because of a $9 million engineering and construction ordeal that needed to take place.
A critical 2-foot-thick slab of concrete had cracked back in the summer of 2010 which caused the city to force evacuations of the owners. The plan was to replace the slab altogether but instead a new layer of concrete was added to the slab which is much stronger.
Not only did the concrete need fixed but engineers noticed that the tower needed stiffened in case a strong winded hurricane caused swaying. The building’s plumbing was also replaced while new fire sprinklers were added.
What to expect
An added perk for residents is that the clubhouse and common areas are being renewed. Two thirds of units have new owners since the evacuation and most likely some owners and investors will put their unit on the market once the building is occupied again. There are currently 13 units for sale and some units have been vacant for five years.
Prices are expected to rise for condo fees each month from the original $591 but you can still buy a city view below $300,000. Farmers markets have only grown in popularity and there is an appreciation for accessing goods from local farms.
The Central Sarasota Farmers Market has only been around since 2014 but has worked to get local and regional vendors to bring their prepared foods, baked goods, fruits, meats and vegetables to the market and has also been successful with bringing in local artisans, artists, service providers, live entertainment and non-profits. Here is a look at what you can experience at the farmers market and where to find it.
Visiting the Market
It takes place on Saturdays from 8am-1pm every week all year round. It’s located in the parking lot of the Sarasota County Technical Institute at the corner of Proctor and Beneva Roads. The address is 4748 South Beneva Road in Sarasota. It’s easily accessible to vendors and visitors with easy access off Proctor and Beneva.
It’s free to attend and easy to meander through for those wheelchair bound, using walkers or canes because it’s on a flat, paved surface. There are also climate-controlled bathrooms for the public to use. The market is open rain or shine every Saturday.

Event Information
The gates will open at 11am for the event and the music will start at 12pm. You cannot get into the fairgrounds without a valid ticket and the event will happen rain or shine.

This Major League Baseball team is playing their psring training games at McKechnie Field, what field that USA Today calls “the definition of ballpark intimacy” and the “Fenway of spring parks.” When you visit the park, you’ll have access to concessions, gift shops, vending machines and group discounts. Pittsburgh Pirates
The Pirates are Pittsburgh’s MLB team that competes in the Central Division of the National League. The team will be at McKechnie Field on March 7th at 1:05pm. The game will be against the Rays. Tickets are $16 for the grandstand and $12 for standing room. The Field
